KIPSALA GYPSUM FACTORY. PHASE II












The Second Phase Reconstruction Project Proposal of the Gypsum Factory is a logical continuation of the First Phase. The project aims to complete the urban planning and architectural ensemble of the former Bēmas Gypsum Factory. The Second Phase of the project envisages both the renovation of existing valuable buildings and the integration of significant volumes of new architecture into the landscape of the left bank of the Daugava River, as well as into the context of the overall image of the Factory ensemble. The Gypsum Factory ensemble manifests the rehabilitation and humanization of industrial brick architecture.
The loft principle is encoded both in the overall composition of the ensemble and in the dramaturgy of the construction of individual residential units. These are searches for a new generation of living space versions for apartments in the factory.
The ensemble consists of four buildings: the Old House, four Villas, the Ogļu Street Houses and the Red House. The buildings are grouped around two inner courtyards, designed as green gardens. The colors of the ensemble are yellow, red and black, and their variations and combinations permeate the overall image. The factory used bricks specially produced in Belgium for the project, which are also used in the apartment interiors.
All apartments are planned to be sold or rented with full decoration as designer apartments. Elevators are built into all buildings.
